22 apartments and retail premises
The spectacular raise of the price per Square meter that has taken place in Spain during the last years has forced the development of dwelling projects with a progressive reduction in size of the minimum unit.
This project is a clear example of this phenomenon.
This building consists of 22 apartments with only one room, disposed within the different floors. The building, according to the local dispositions in relation to the with of the street, is organized into two different heights (ground floor and two upper floors and ground floor and three upper floors).
The ground floor and the basement is destinated to commercial activities due to the building is located in the historical center of Terrassa. A city with a population of 200.000 citizens at about 30 km away from Barcelona.
The importance to free the area destinated to the commercial activities and it’s disposition in the ground floor together to the reduced dimensions of the apartments is the cause to have an unique system of vertical communication.
The apartments are connected to the system of vertical communication by covered corridors opened to the front façade and to the interior patio of the block.
The front street façades are subjected to the strict dispositions of the historical center of the city. To accomplish them, the design of the façade start from the minimal vertical proportion: 1 to 3 in order to resolve the standard window as well as the vertical spaces that hallow stone volume.
In opposition, the façade to the interior patio of the block, is not subjected to any disposition that limits it’s composition, is developed with the same concept but in a horizontal sense.
